In brief

Anyone borrowing money for a property is placed under an obligation to insure in the loan conditions. We are an insurance adviser: we quote for and act as intermediary in those policies. We do not act as intermediary in the loan itself. For that we refer you on. See mortgage, property finance and several property finance arrangements alongside one another.

A usable quotation starts with correct details. Insurers ask about the address and year of construction, the construction type and roof covering, the substantiated rebuild value, the actual use, the number of dwelling units, installations present such as solar panels or a charging point, the security and the claims history of recent years. If those details are missing, you will get an indication but not an offer you can build on.

When completing the application, your duty of disclosure under Article 7:928 of the Dutch Civil Code applies: you must declare everything you understand to be relevant to the assessment, including the answer to the closing question about a criminal record and earlier refusals or cancellations. If it emerges afterwards that an answer was incorrect, the insurer can reduce or refuse payment under Article 7:930 DCC.

Before you send the application

Four points that determine whether the quotation also becomes a policy that holds up when there is a claim.

What you are and are not applying for here

This application concerns insurance: buildings cover, liability as owner and additional sections such as glass or loss of rent. You will not receive a quotation for the credit, an interest rate proposal or a valuation for the purposes of the finance here. For those steps we refer you to a party that specialises in them.

The start date and the moment of completion

Cover starts on the agreed date and does not operate retroactively. If completion of the deed is postponed, report it, because a policy starting too early costs premium without any interest and a policy starting too late leaves you uninsured on the day you become the owner. Damage that already existed or was already foreseeable at the time of application is not insurable.

Substantiating the rebuild value

Insurers work with a rebuild value assessment and not with the purchase price or the valuation used for the finance. Too low a declaration leads to underinsurance: every claim is then paid proportionately. Too high a declaration achieves nothing extra, because Article 7:960 of the Dutch Civil Code prohibits a payout exceeding the loss suffered.

Provisional cover is not final acceptance

A confirmation by email does not always mean that the insurer has definitively accepted the risk. With unusual properties, thatched roofs, listed buildings or properties with a heavy claims history, an inspection or a prevention clause often comes first. Wait for final acceptance before you tell the financier that the insurance is in place.

What does your premium depend on?

  • Construction type and roof covering: masonry with a hard covering differs from timber or thatch
  • Use of the premises: own use, letting or mixed use
  • Substantiated rebuild value: the basis of the premium and the payout
  • Security and prevention: intruder detection, fire-fighting equipment and inspected electrical installations
  • Claims history: claims reported in recent years are taken into account
  • Sections chosen and the excess: glass, loss of rent and liability priced separately

Insurers weigh these details differently. That is where your saving is.

Can I apply for a loan at Finass?

No. We advise and act as intermediary in insurance and are not a credit intermediary. If you request a quote for financing property, we put you in touch with a party that does provide it. The policies the lender then requires we do compare and arrange for you.

What details do I need for a quotation?

The address, year of construction, construction type and roof covering, the actual use and number of dwelling units, the substantiated rebuild value, installations present such as solar panels or a charging point, the security and the claims history. Where the property is let, also the form of letting and the type of tenant. The fuller the declaration, the better the offer matches what you actually need.

What happens if completion of the deed is delayed?

Tell us the new date and we will move the start date. Cover never starts retroactively, so a property you already own while the policy has not yet started is uninsured. Conversely, you pay premium for a property in which you have no interest yet. That too can be avoided by agreeing the dates in good time.

Do I have to declare earlier claims and a criminal record?

Yes. Article 7:928 of the Dutch Civil Code requires you to declare everything relevant to the assessment of the risk, and the closing question on the application form expressly concerns a criminal record and earlier cancellations or refusals. Non-disclosure gives rise, when there is a claim, to reliance on Article 7:930 DCC, with reduction or refusal of payment as a result.
