The VvE is liable for all damage or injury to third parties caused by the building. This can be caused, for example, by a storm or by overdue maintenance or negligence. The homeowners' association, and therefore all owners, is then responsible for the damage to the other party.
In addition to liability for the building, the directors are also liable for management actions. If these actions are not carried out properly, the board can be held personally liable. If the board has not insured this risk, mistakes can have serious financial consequences for their private assets.
