You are usually in the following situations not insured:

- ✗ Earthquake: Usually excluded
- ✗ Freezing pool: Damage due to freezing of water in swimming pools
- ✗ Vandalism tenant: Damage caused by tenants not covered
- ✗ Open windows: Precipitation through open windows/doors
💶 Taxes on second home
In addition to insurance, there are tax matters to take into account:
- → Box 3: Second home is subject to capital gains tax
- → Fixed return: 5.88% in 2025 (may increase)
- → Deduct loan: Mortgage on 2nd home deductible in box 3
- → Abroad: Also local taxes (taxe foncière, IBI)
- → Rental: Temporary rental via Airbnb? Check box 1!
