- ✗ Permanent residence: Only as a second home, not as a main residence
- ✗ Poor maintenance: Damage due to overdue maintenance or construction errors
- ✗ Earthquake: Usually excluded in Belgium
- ✗ Primary flood defense flood: Major river flooding
- ✗ Vandalism by tenant: Damage caused by tenants themselves is not covered
- ✗ Freezing pool: Frost damage to swimming pool water
