Environmental damage insurance vve

A environmental damage insurance for homeowners' associations covers the financial consequences of environmental damage to your apartment complex. When pollutants are released, insurance will reimburse the remediation costs, research costs and any consequential damage.

Your apartment complex also has environmental risks: cooling systems with coolant, old oil tanks, asbestos in roofs/walls, and solar panels that release harmful substances in the event of fire.

⚠️

Building insurance This does NOT cover!

The standard building insurance and fire insurance for homeowners' associations do NOT cover environmental damage! During a fire, asbestos particles can be released and end up in the soil via fire extinguishing water.

The remediation costs will then be borne by the VvE. You can take out environmental damage insurance if: supplement to the mandatory building insurance.

Frequently Asked Questions

An apartment complex can also cause environmental damage. Consider a leaking cooling system, old oil tank, asbestos released during a storm, or contaminated fire extinguishing water after a fire. The remediation costs can amount to tens of thousands of euros and are NOT covered by the building insurance.
No, the standard building insurance for homeowners' associations does NOT cover environmental damage such as soil or water pollution. Fire insurance also does not cover remediation costs. The VvE requires separate environmental damage insurance as a supplement.
Important risks are: leaking cooling systems/air conditioning with coolant, old underground oil tanks, asbestos in roofs/facades that are released during fire/storm, contaminated fire extinguishing water after fire, and solar panels that release harmful substances during fire.
The premium depends on the size of the complex, the risks present (oil tanks, cooling systems) and the insured amount. A small VvE pays from €75/year, medium-sized VvEs €150-€350/year, large complexes €350-€850/year.
Yes, asbestos released by an external event (fire, storm) is insured up to a maximum of €100,000 per event with most insurers. This applies to remediation of the site and surrounding soil that becomes contaminated.
Yes, if your homeowners' association site becomes contaminated due to environmental damage that occurred outside your location (e.g. fire at a neighboring building), this is insured. You will be reimbursed for the remediation costs for your own site.
No, environmental damage insurance is not legally required for homeowners' associations. However, it is strongly recommended given the potentially very high remediation costs that are not covered by other insurance. Many homeowners' associations include it as a supplement to home insurance.
No, environmental damage caused by commercial spaces (shops, offices on the ground floor) is usually excluded from the VvE environmental damage insurance. The entrepreneur/tenant must take out separate environmental damage insurance for this.
