Environmental damage insurance vve
A environmental damage insurance for homeowners' associations covers the financial consequences of environmental damage to your apartment complex. When pollutants are released, insurance will reimburse the remediation costs, research costs and any consequential damage.
Your apartment complex also has environmental risks: cooling systems with coolant, old oil tanks, asbestos in roofs/walls, and solar panels that release harmful substances in the event of fire.
Building insurance This does NOT cover!
The standard building insurance and fire insurance for homeowners' associations do NOT cover environmental damage! During a fire, asbestos particles can be released and end up in the soil via fire extinguishing water.
The remediation costs will then be borne by the VvE. You can take out environmental damage insurance if: supplement to the mandatory building insurance.
Environmental Risks in an Apartment Complex
These situations can lead to significant remediation costs for your homeowners' association.
Leaking Cooling System
Central air conditioning or cooling systems contain coolant that can contaminate soil and groundwater if leaked.
Old Oil Tank
Underground fuel oil or diesel tanks from the past can rust through and leak. Often unknown to the board!
Asbestos after fire/storm
Asbestos in roofs, facades or stairwells that is released during fire or storm. It ends up in the soil via fire extinguishing water.
Contaminated fire extinguishing water
In the event of a fire, fire extinguishing water can carry harmful substances to the ground. The VvE is responsible for remediation!
Solar Panels After Fire
Solar panels contain heavy metals and other substances that are released during fire and contaminate the soil.
Fire at Neighbors
A fire at a neighboring property can cause contaminated fire extinguishing water and soot particles to end up on your property. You pay for remediation!
