Building insurance vve

The building insurance VvE (also called building insurance) is the most important insurance for your homeowners association. This insurance covers damage to it entire apartment complex: the common areas and the individual apartments.

Think about damage fire, storm, water damage, burglary and vandalism. The costs for repair or reconstruction will be reimbursed up to the reconstruction value. The board takes out the insurance, the costs are distributed among all owners via the homeowners' association contribution.

The Reconstruction value Determine

The Reconstruction value is the amount needed to rebuild the building to its original state after total damage. This is what it says regardless of the market value or sales value – the land value does not count!

A professional appraisal (every 5-6 years) is necessary to determine the correct reconstruction value. If you are underinsured you will receive less, if you are overinsured you will pay too much premium.

The rebuilding value is the amount needed to rebuild the building in its original state after total damage. This is separate from the market value or sales value. The land value does not count. A professional appraisal every 5-6 years is recommended.
Ownership interests are improvements you have made to your apartment, such as a new kitchen, bathroom, solid floor or plastered walls. These are not covered by VvE building insurance as standard and must be insured separately.
The premium is calculated based on the reconstruction value, location, year of construction and selected coverage. Small homeowners' associations (up to 10 apartments) pay from €150-€500/year, medium-sized €500-€1,500/year, large complexes €1,500-€5,000+/year.
With a guarantee against underinsurance, the insurer guarantees that the full reconstruction value will be paid out in the event of damage, even if the actual reconstruction value turns out to be higher than previously determined. This prevents the VvE from having to pay extra.
