Welke verzekeringen zijn verplicht voor een VvE?

Een VvE is wettelijk verplicht om twee verzekeringen af te sluiten: een opstalverzekering (gebouwenverzekering) en een aansprakelijkheidsverzekering. Dit staat in de splitsingsakte en het modelreglement. Zonder deze verzekeringen loopt de VvE grote financiële risico's.

Wat is eigenaarsbelang en moet dit apart verzekerd worden?

Eigenaarsbelang zijn de verbeteringen die een eigenaar na oplevering aan het appartement heeft aangebracht, zoals een nieuwe keuken, badkamer of vloer. Deze vallen niet automatisch onder de VvE-opstalverzekering. Het eigenaarsbelang kan collectief via de VvE worden meeverzekerd, of individueel door de eigenaar.

Is een bestuurdersaansprakelijkheidsverzekering nodig?

Een bestuurdersaansprakelijkheidsverzekering is niet verplicht, maar sterk aan te raden. VvE-bestuurders kunnen persoonlijk aansprakelijk worden gesteld voor fouten of nalatigheid, ook vrijwillige bestuurders. Deze verzekering beschermt het privévermogen van bestuurders.

Wat is een appartementenclausule?

Een appartementenclausule in de opstalverzekering zorgt ervoor dat de verzekeraar schade vergoedt, ook als deze door schuld of opzet van een individuele eigenaar is ontstaan (zoals een wietplantage of brandstichting). Dit beschermt alle eigenaren tegen de gevolgen van het handelen van één eigenaar.

What is Owner's interest?

Owner's interest are all improvements that an apartment owner has made after the original completion. These are not automatically covered by the homeowners' association building insurance!

The appraisal report often contains a 'provisional item' for a standard finishing level. Are your adjustments more expensive? Then you may be underinsured. More than half of the homeowners' association directors and owners are not aware of this.
